AM I? WHAT I DO!
We are NYS licensed real estate professionals with Country Squire Realty of 1639 Sate Rt. 7, Unadilla, NY. IThis means we are professionals which in this case work closely with a strong team of highly trained professionals that form a successful real estate agency in the area. There is little difference in the way we work compared to other professionals. As Real Estate agents we must work on schedules due to interaction with other professionals such as attorneys, appraisers, mortgage people, inspectors and other brokers and agents. Due to the number of people that view a home or property we must conform to prearranged schedules. Because of schedule of the other professionals that we work with it is important that we respect each other's time. The number of services that we offer are many. Obviously, one thing is to show properties. We also are present at inspections, appraisals and advise customers of the possibilities for financing. We prepare the contracts for the purchase of real estate. In addition to these tasks we list properties (ie. homes, land, multiple family homes, commercial and income properties). In this we recommend values, needed repairs and market the property. This includes preparing the needed paper work to sell the real estate, write and place ads, coordinate showings, place necessary signage and advise clients on how to handle the sale and all that goes with it. This, as you can imagine, takes a huge amount of time, very often working seven days a week along with evenings. When you think of the fact that
we are at any one time working with roughly fifty different people. Why are you reading this? As an explanation as to why at times we are not able to schedule things to fit all times; why, unfortunately, we are sometimes late or may not get back to you as said, or are not able to answer phone calls or emails immediately. When we entered the profession our goal as it is now was to proceed on a timely organized schedule. We try, but outside forces sometimes make it impossible. In the event that this happens during our relationship, we apologize.
The way our income is generated is through the actual selling of a property or
performing a BPO for a small fee. I usually work on a commission of 1.5% of the sale price of a given
property (ex. $100,000.00 sale generates a commission of $1,500.00. From this is subtracted expenses such as advertising, gas, phones, insurance, realtor fees to national and local associations,
dues, and other expenses, including continuing education, taxes and time. We
love our work, and we value the relationships that we have with those whom we work with.
